What to Expect in a Furnace Tune-Up

A home comfort system that provides only heat uses a gas or oil burner, or an electric element in some units, and a blower to circulate and distribute air around your home via ductwork. It might be the least complex type of central air system, it can still be susceptible to problems that can affect its longevity and performance.

During a scheduled HVAC maintenance, expect the certified technician to do the following tasks:

  • Check and clean the blower compartment, which involves removing the blower wheel.
  • Inspect the wiring and make sure the blower motor is operating efficiently. Repairs may be recommended if it is drawing power more than it should.
  • Adjust the burner, especially if the furnace is a gas-powered unit. The ports on the gas valve and pilot tube may have to be cleaned if combustion is less efficient.
  • Assess airflow by checking for leaks in the ductwork and measuring static pressure.
  • Check for rust in the blower housing.
